SAVING MONEY ON THE SELLER SIDE
Here's how I can and will help you pocket more money selling your house while giving you high quality service:

First, I work alone (low overhead) and I am very good at what I do.

Second, Most other agents charge way too much for the service provided. I have a set fee schedule that is much lower than most if not all other agents/brokers.

Third, you and I together will set a reasonable commission for the Buyers agent, a cost for you that is seldom negotiated. Unlike almost every other real estate agent in the state, if you or I find the buyer (unrepresented by another agent), the only fee you pay is mine (virtually all other listing brokers keep Buyer-side commission and that comes right out of your pocket), I don't.

Fourth, these days, selling tools are mostly automated, making it pretty easy to sell a house (without overly unique features or problems). I will do what other realtors do to list your house on the MLS, and the listing will be shared with Zillow, Trulia, Realtor.com, etc. I will book a professional photographer to capture and map your home. And, I will set you up with automated home showings (timing decided by you). But the real work of an agent these days is understanding the paperwork involved in a real estate transaction, understanding applicable local rules (like well and septic inspections), necessary vendor oversight (title work, mortgage work), and negotiating the deal. I am much better equipped than the vast majority of agents to handle these issues, and any unique aspects of your transaction.

Finally, I only get paid if the transaction closes. If you back out of a transaction with another realtor, they can still come after you for a commission. I won't.
